Smart home automation
in Mumbai.

Designed around the way this city actually lives: the monsoon, the dust, the society rules, the voltage dip at 8 p.m. — and a flat that has to keep working when the internet does not. One app, one local hub, no cloud lock-in.

The short answer

Ambient Form Studio designs and installs smart home automation in Mumbai for flats, villas and short-lets: lighting, air-conditioning, curtains, security, water and voice, run from one app and a local hub rather than five clouds. Retrofits start at ₹2,00,000 for a 1–2 BHK, a whole-home system is about ₹5,00,000, and a full interior-and-automation project is about ₹12,00,000. Most retrofits are installed in 5–10 working days.

Indicative launch pricing, 2026. Final scope and quote follow a walkthrough.

01 — What we automate

Six systems.
One flat.

Nothing here is a gadget for its own sake. Each item is something a Mumbai household actually uses every day, and each one keeps working when the building’s power or broadband does not.

01

Light that follows the room

Dimmers, scene plates and presence sensing. Morning, work, dinner and away scenes that use the light you already have where possible.

  • No new wiring where the switch box allows it
  • mmWave presence, not just PIR
  • Warm-dim for evenings
02

Cooling that stops at the window

Split, window, cassette and VRV units brought into one control layer. AC off when a window or balcony door is open; pre-cool before you get home.

  • IR, Modbus or gateway control
  • Temperature and humidity logic
  • 24–26°C defaults, per room
03

Curtains, blinds and awnings

Motorised tracks and roller blinds, plus the awning that closes when rain is coming. Manual use stays possible if the motor or network fails.

  • Rain and wind automation
  • Sun-tracking by facade
  • Quiet motors for bedrooms
04

Entry, security and leaks

Video door phone, smart lock, gate and cameras on one screen. Water-leak and gas sensors that shut the supply or raise the alarm before the neighbour notices.

  • One-time codes for staff and guests
  • Local recording, no monthly cloud
  • Battery or wired, renter-safe options
05

Water, power and the meter

Overhead tank levels, pump dry-run protection, inverter and generator changeover, and a real energy view instead of a monthly surprise.

  • Tanker and borewell aware
  • Pump protection
  • Per-circuit energy monitoring
06

One app and a local voice

Everything above in one home screen, with voice that runs on the hub. No subscription, no account that can be switched off, no app that stops when a vendor does.

  • Home Assistant at the core
  • Works on the local network
  • Credentials and docs in your name

02 — Buildings & rules

What a Mumbai
building allows.

The technology is rarely the hard part. The building is: what you may drill, what the society will sign, where the outdoor unit can go, and what happens to the wiring when the monsoon arrives.

Most Mumbai flats are RCC frames with brick infill, a false ceiling in the living room and bedrooms, and switch boxes that were installed for one light and one fan. That is enough for a retrofit. The constraints that actually shape the design are these:

  • Society NOC. Work inside your flat is usually yours to approve. Common areas, the facade, outdoor units, structural members and anything visible from outside need the society or building manager in writing.
  • No neutral at the switch. Plenty of older Mumbai flats have two-wire switch loops. We use no-neutral modules or move the control to the ceiling rose rather than chase new cable.
  • Chasing is expensive. Cutting a groove in an RCC wall means plaster, dust, curing and a painter. A retrofit avoids it; a full renovation should plan for it before the ceiling goes up.
  • Monsoon and salt air. Coastal buildings corrode switch plates, hinges and outdoor sensors. We specify IP-rated devices outside, drip loops, surge protection and a dehumidifier routine for the wet months.
  • Power is not constant. Voltage sag, outages and changeover to inverter or generator are normal. The hub sits on a small UPS; switches keep working as switches; the generator does not need to be smart for the house to stay usable.
  • AC is the load. In a Mumbai summer, cooling is most of the bill. Splits and windows are IR-controlled; VRV needs a gateway. Either way, the automation should know if a window is open, and should not fight the remote.
  • Water is a second utility. Tanker schedules, overhead tanks and a pump that must not run dry. Level sensors and a motor cutoff are often the first thing a household asks for after lighting.
  • Working hours and noise. Societies restrict drilling to weekday hours. A retrofit is planned around that: switch boxes and AC units first, curtains and commissioning later.
If you rent: you can still do most of this. Smart bulbs, plug-in relays, battery sensors, IR blasters and a hub on a shelf come out with you. Anything screwed to a wall is agreed with the landlord first, and we keep the reversal drawings so the flat goes back the way it was.

03 — The cost

What it costs
in Mumbai.

Three starting points, in INR, at 2026 launch pricing. The number that moves is rarely the brand of the switch — it is the number of rooms, the state of the wiring, and whether the ceilings are open.

04 — Who it is for

Same city.
Different buildings.

A 2BHK in Bandra, a sea-facing flat in Malabar Hill, a rented studio in Powai and a 40-key hotel in Andheri do not need the same system. The scope follows the building and the way it is used.

01

Owned flat

Retrofit or full renovation. The usual starting point: light, AC, curtains and a doorbell that rings on your phone.

Homes →
02

Rented flat

Reversible by design. Nothing that cannot come out, and a handover folder that shows exactly how to put it back.

Renter questions →
03

Villa or bungalow

Multiple floors, a garden, a gate, a pump room and often a staff quarter. More zones, more plant, more to coordinate.

Homes & villas →
04

Airbnb / short-let

Self check-in, one-time codes, AC off at checkout, a cleaner who does not knock on an occupied flat.

Short-lets →
05

Boutique hotel

Room-level control, key-card logic, plant schedules and a bill you can actually see. Priced against a metered baseline.

05 — Areas

From Colaba
to Navi Mumbai.

We are a Mumbai studio. Site visits are normal across the city and the MMR; second homes and projects further out are planned around a single survey trip.

South & central Mumbai

Colaba, Fort, Churchgate, Malabar Hill, Peddar Road, Worli, Prabhadevi, Dadar, Matunga, Wadala, Chembur, Bandra Kurla Complex.

Western suburbs

Bandra, Khar, Santacruz, Vile Parle, Juhu, Andheri, Goregaon, Malad, Borivali, Dahisar.

Eastern suburbs & Powai

Kurla, Ghatkopar, Vikhroli, Powai, Mulund, Bhandup, Kanjurmarg, Thane and Ghodbunder Road.

Navi Mumbai & beyond

Vashi, Nerul, Belapur, Kharghar, Panvel. Alibaug, Lonavala, Pune and second homes by arrangement.

Outside Mumbai? The same studio works in Hong Kong and the UAE, and designs remotely for clients anywhere else — video survey, drawings and a local installer, with commissioning done by us.

06 — How it runs

Six steps,
no surprises.

A retrofit is mostly planning. The installation is quiet, the tuning is where it becomes a home rather than a demo, and the handover is where most integrators stop.

  1. The call · 30 minutes

What you want to stop doing by hand, what you have already bought, and a budget band. If automation is not the right spend, we say so on this call.

  2. The walkthrough · 60–90 minutes

Switch boxes, AC units, ceiling, curtains, the meter room, the network and the society rules. We leave with photographs and a device count, not a brochure.

  3. The design

A room-by-room device list, scene list, network plan and quote. Hardware is line-itemed at actuals; labour and commissioning are separate lines.

  4. The install · 5–10 days

Our electrician and programmer work around the household. Switch boxes and AC first, curtains and sensors next, no rewiring unless the design says so.

  5. The tuning · two weeks

Scenes are adjusted to the way the family actually moves. Thresholds for light, humidity and AC are set from the first week of real data, not a default.

  6. The handover

Device list, network map, scene list, credentials in your name and a short walkthrough for the household and staff. One year of support, then optional.

07 — Questions

The Mumbai
questions.

The ones that come up in almost every Mumbai walkthrough. If yours is not here, a call is a better use of ten minutes than another page.

How much does home automation cost in Mumbai?

Indicative launch pricing: about ₹2,00,000 for a 1–2 BHK retrofit, ₹5,00,000 for a whole-home system in a 2–3 BHK, and ₹12,00,000 for a full interior design and automation project in a 3 BHK or larger. Final scope and quote follow a walkthrough, with hardware line-itemed before you approve.

Do I have to break walls to automate a Mumbai flat?

Not for a retrofit. Most of the work happens in existing switch boxes, at the AC unit, at the curtains and at the hub. Deep chasing is only needed for a full renovation, and the plan will say so before work starts.

Does the system work when the internet or power goes off?

Yes. The hub, the scenes and the automations live inside the home on the local network. The cloud is optional. The hub runs on a small UPS, and switches keep working as switches during an outage or a changeover to inverter or generator.

Can I automate a rented flat in Mumbai?

Yes, and it is a common request. Plug-in and battery devices, smart bulbs and IR blasters come out with you. Anything fixed to a wall is agreed with the landlord first, and we keep the reversal drawings.

Do I need my housing society’s permission?

Inside your own flat, usually not for switch-box work. Common areas, the facade, outdoor units, drilling into structural members and anything visible from outside need the society or building management in writing. We prepare the drawings they ask for.

How long does a Mumbai installation take?

A retrofit is usually installed in 5–10 working days, followed by about two weeks of tuning. A full design and automation project runs with the interior programme, typically three to six months from drawings to handover.

Which brands do you use?

We are vendor-neutral. The stack is usually Home Assistant at the centre, with Zigbee, Matter, Wi-Fi, KNX, Modbus, IR and relays underneath. We can supply and commission, or work with hardware you or your electrician already own.

Do you cover Thane, Navi Mumbai and the rest of MMR?

Yes. Mumbai, Thane, Navi Mumbai and the wider Mumbai Metropolitan Region are normal working areas. Alibaug, Lonavala, Pune and second homes are covered by arrangement.

Next

Start with the flat,
not the kit.

Send a floor plan, a few photographs of the switch boxes and the AC units, and the bill you would like to stop paying. We will tell you what is worth automating first — and what can wait.
