Smart home automation
in the UAE.

A UAE building is a cooling problem first. Everything else — light, shade, access, security — hangs off keeping the heat out and the bill down. Design and commissioning from the studio, installation with a local partner.

The short answer

Ambient Form Studio designs smart home and building automation in Dubai, Abu Dhabi and Sharjah for villas, apartments, holiday homes and hotels: cooling and zoning, shading, lighting, access and energy, run from one app and a local hub. We design and commission; a local partner installs and holds the permits. UAE work is quoted in AED after a survey — published Dubai villa systems run from about AED 75,000 to AED 350,000, with premium work above that.

01 — What we automate

Cooling first.
Then everything else.

In a UAE summer, cooling is the load that decides the bill. The rest of the system is designed around it: shade that closes before the glass heats, light that does not fight the sun, and access that works when nobody is home.

01

Cooling, zoning and humidity

Villa and apartment cooling split into zones that can be scheduled, limited and monitored. Setpoints that survive a guest, a cleaner and a 48°C afternoon.

  • FCU, chiller and district-cooling interfaces
  • Per-room setpoints and schedules
  • Filter and coil monitoring
02

Shade before the sun

Curtains, roller blinds and external screens that track the sun by facade. The west glass closes before the living room becomes an oven, not after.

  • Sun-tracking by orientation
  • Wind and dust protection
  • Manual override at the wall
03

Light that respects the heat

Scene lighting that does not add load in the afternoon, presence in corridors and bathrooms, and a garden or facade scene that runs on schedule.

  • Scene plates and dimming
  • Presence in circulation areas
  • Garden and facade schedules
04

Gates, doors and access

Villa gate, garage, front door and staff entry on one screen. One-time codes for guests, a record of who came in, and no key under the mat.

  • Gate and garage integration
  • One-time guest codes
  • Local camera recording
05

Water, pool and irrigation

Leak detection under sinks and in the plant room, pool pump schedules, and irrigation that skips the day after rain or a dust storm.

  • Leak and flood sensors
  • Pool and pump scheduling
  • Irrigation weather skip
06

One dashboard and the bill

Per-circuit and per-zone energy, a landlord view for a managed villa, and a monthly comparison that shows whether the changes did anything.

  • DEWA / ADDC bill baseline
  • Per-zone consumption
  • Local-first, cloud optional

02 — Buildings & rules

What the UAE
requires.

The UAE is a permitting city, and the rules differ by emirate and by free zone. The design has to fit the approvals, the district cooling contract and the landlord’s NOC — not the other way round.

Most of what we do is inside the existing services: thermostats, fan-coil units, switch circuits, blinds, access and metering. The work that needs an approval is the work that touches the supply, the fire system or the building shell. Five things decide the plan:

  • The utility. DEWA in Dubai, ADDC in Abu Dhabi, SEWA in Sharjah. New circuits, meter changes and load increases need their approval; thermostat and FCU control usually does not.
  • Fit-out permit. Dubai Municipality (or the emirate equivalent) and Civil Defence where fire systems, ceilings or means of escape are touched. Our local partner files and holds them.
  • The landlord’s NOC. In a rented apartment or a managed villa, alterations need written consent and a reinstatement scope.
  • District cooling. Empower, Emicool or the building’s provider controls the plant; we control the FCU and valve inside the unit. The capacity charge arrives separately, per refrigeration ton.
  • Free zones. JAFZA, DMCC, DAFZA, KIZAD and the industrial cities have their own access and works rules. A factory fit-out is planned with the zone authority, not around it.
  • Heat and dust. Outdoor sensors, cameras and motors are specified for 50°C and dust. Filters, coils and drain lines are part of the maintenance schedule, not an afterthought.
  • Water. Desalinated supply, rooftop tanks, pools and irrigation. Leak detection and pump protection are cheap compared with a ceiling.
  • Holiday homes. A DTCM permit is required for short-term letting in Dubai, and the building must allow it. The access system is the easy part.
No office in Dubai? Correct — the studio is in Mumbai and Hong Kong. UAE projects run with a named local installation partner who holds the site permits and the labour, while design, programming and commissioning stay with us. The partner is in the proposal before you sign anything.

03 — The cost

What it costs
in the UAE.

We quote UAE work in AED after a survey, because the villa, the district cooling contract and the permit route change the number more than the hardware does. Here is what the local market publishes, so you can place any quote.

Published Dubai automation ranges, 2026 — and where our scope sits

Published ranges from Dubai integrators, read November 2026; they are not our quote and not an endorsement. Our whole-home scope sits in the villa band, with hardware line-itemed at actuals. The full cost guide →

What moves a UAE quote

  • Wired or wireless. A KNX or Crestron backbone planned at shell stage is a different budget from a wireless retrofit in a finished villa.
  • Cooling scope. Thermostat control is one thing; zoning, valves, FCU interfaces and district-cooling liaison are another.
  • Shade. One motorised track versus every window, plus external screens and wind sensors.
  • Access. A smart lock is cheap; a gate, garage, staff entry and perimeter cameras are not.
  • Permits and labour. Fit-out approval, Civil Defence, DEWA liaison and the local partner’s labour are real line items.
  • The building. A managed villa community or a free-zone tower adds access rules, working hours and reinstatement.

04 — Who it is for

Villa. Apartment.
Holiday home. Hotel.

A Palm Jumeirah villa, a Downtown apartment, a holiday home in JVC and a 200-key hotel in Deira do not need the same system. The scope follows the building, the cooling contract and who is actually there.

Outside the UAE? The same studio works in Mumbai and Hong Kong, and designs remotely for clients anywhere else — video survey, drawings and a local installer, with commissioning done by us.

06 — How it runs

Six steps,
one partner.

The studio designs and commissions; the local partner installs and holds the permits. You have one design team to talk to and one site contact, and both are named in the proposal.

  1. The call · 30 minutes

What you want to stop doing by hand, the building type, the cooling contract, and a budget band. If automation is not the right spend, we say so on this call.

  2. The survey · 60–90 minutes

Thermostats, FCUs, the district cooling interface, switch circuits, blinds, access and the meter room. Photographs and a device count, not a brochure.

  3. The design and the partner

A room-by-room device list, scene list, network plan and AED quote. The local partner, permit route and installation scope are named before you sign.

  4. Permits and installation · 7–14 days

The partner files the fit-out and utility approvals; installation starts once they are in place. Our design team reviews the work at each milestone.

  5. Commissioning and tuning · two weeks

We programme the system, set cooling and shade thresholds from real data, and tune scenes to the household or the operator.

  6. The handover

Device list, network map, scene list, credentials in your name and a walkthrough for the household, staff or hotel engineering. One year of support, then optional.

07 — Questions

The UAE
questions.

The ones that come up in almost every UAE enquiry. If yours is not here, a call is a better use of ten minutes than another page.

How much does home automation cost in Dubai?

Published Dubai integrator ranges put entry-level apartment systems at about AED 5,000–15,000, apartment and townhouse systems at AED 25,000–60,000, villa systems at AED 80,000–200,000, and premium villa or palace work at AED 200,000–1,500,000. Ambient Form Studio quotes in AED after a survey; our whole-home scope sits in the mid villa band, with hardware line-itemed at actuals.

Do you have an office in Dubai?

The studio is based in Mumbai and Hong Kong. UAE projects are designed and commissioned by the studio and installed with a local partner who holds the site permits. You deal with one design team, and the partner is named in the proposal before work starts.

Can home automation cope with a UAE summer?

The system is designed around cooling first: zoning, setpoints, humidity, filter and coil monitoring, and shading that closes before the sun hits the glass. Outdoor sensors are rated for heat and dust, and the hub runs on a UPS. Cooling is the load that matters; light and access follow.

Can you control district cooling in Dubai?

Where the provider allows it, we control the fan-coil unit and its valve, not the district plant. That means schedules, setpoints and occupancy control inside the apartment or villa, with the district cooling bill still arriving from Empower, Emicool or the building’s provider.

Can I automate a holiday home or short-let in Dubai?

Yes. Self check-in, one-time codes, AC at checkout and cleaning-aware access are the usual scope. A Dubai holiday home needs a DTCM permit and the building must allow short-term letting, so check both before listing.

Do I need DEWA approval or a fit-out permit?

Alterations to electrical installations need approval from the relevant authority — DEWA in Dubai, ADDC in Abu Dhabi, SEWA in Sharjah — and most fit-out work needs a municipality permit and Civil Defence clearance where fire systems are touched. A landlord NOC is also normal. Our local partner handles the applications; the design stays inside the existing services wherever possible.

Do you automate factories and warehouses?

We automate the building, not the production line: lighting zones, HVAC and ventilation, energy sub-metering, access control and the plant dashboard. We do not take on PLC, SCADA, robot cells or machine safety — those belong to an industrial controls contractor.

How long does an installation take in the UAE?

A villa or apartment retrofit is usually installed in 7–14 working days once permits and hardware are in place, followed by two weeks of tuning. New-build and hotel work runs with the fit-out programme, typically three to nine months from design to handover.
